Terms & Conditions

The terms & conditions listed below take effect from payment of deposit:

Amendment / Cancellation: To amend or cancel a booking made directly with us please call or email us immediately. If you decide to cancel or amend your confirmed booking within 60 days of the arrival date, we will normally charge for any losses arising from the cancellation, up to 100% of the total booking cost. If you cancel prior to 60 days, then your deposit will normally be lost or can be held as payment against a future booking within 12 months, subject to availability. If we are able to secure a new booking for your dates we may, at our sole discretion, offer a refund up to the full value of the new booking, less an administration charge of £100.

Security Deposit: On the day of your arrival, a pre-authorisation for £200 will be applied to the Payment Card used at the time of booking – or will be separately requested for payments made by other means – in case of any loss, damage or additional cleaning costs incurred during your stay. Please note that no actual charge is made & the pre-authorisation will only be exercised as needed in one or more of the circumstances mentioned above. The pre-authorisation may, however, impact your available credit limit hence this courtesy advice.

Guests: Any/all guests staying in the property must be identified as part of the booking process. Any change to proposed guests after the initial booking is made must be advised to the owner prior to the stay & is subject to approval.

Any potential visitors, not on the guest list, must be advised to the owner prior to the start of the stay & are subject to approval.

Overnight visitors are strictly prohibited, and any approved visitors must leave before midnight. Please note that the lead booker will be held responsible for the behaviour of all guests & visitors & will be liable for any loss or damage, howsoever caused, during their booked dates.

There is a maximum occupancy level of 4 adults or 2 adults & 2 infants. Under no circumstances may more than 4 adults stay. 

No stag or hen parties or other events

No dogs or other pets are allowed at at any time. This includes on the decked area.

Travel Insurance: We would strongly advise purchasing your own travel insurance including cover for Covid-19 related illness or inability to travel.

Inclusions / Exclusions: The price paid includes use of heating, water, wifi & sundries for use. 

It also includes linen & towels for up to 4 guests for use inside the property only.

The sofa may be used as a bed by guests for children / teenagers.

Guests should please bring additional towels & swimwear if they plan to visit the beach or pool.

Smoking / Vaping is strictly prohibited inside the property, on the decked area, or within 5 metres of any window or door.

Barbecues, candles, oil burners and all other naked flame sources are prohibited inside the property, on the deck and throughout Newperran Holiday resort due to the inherent risk they present to our own & neighbouring properties.

Electric Cars cannot currently be re-charged at the park. If using an electric car then please familiarise yourself with local charging stations prior to arrival as under no circumstances may the domestic power supply be used for this purpose.

Key code arrangements, check-in details & other useful information will be provided prior to check-in or upon receipt of final cleared payment for last-minute bookings and guest details or other such information as is required at the time.

Arrival & Departure Times: The property is available from 4pm on the day of arrival & must be vacated by 10am of departure unless otherwise agreed with the owner.

Location: Situated on a Holiday Resort, guests are required to adhere to the Newperran site rules and to respect our neighbours, keeping noise to a minimum at all times both inside & outside the property.

Ring Doorbell: The ring doorbell situated on the front door has video & recording capability immediately outside only. It must be kept switched on at all times & not tampered with or covered in any way. This is for the safety, comfort & security of guests, contractors, owners and the property itself.

Inspection / Maintenance: We reserve the right to inspect the premises or to carry out any urgent maintenance during any holiday let. We have also granted this right to our appointed agents and to the management of Newperran Holiday Resort.

Termination of Contract: We will terminate any holiday let with immediate effect should there be evidence of “disturbance” within the property, breach of these Terms & Conditions or the Site Rules, any illegal activity, damage, vandalism to the property or public disorder offence involving the police. In this instance, there will be no refund of monies paid in lieu of accommodation. We thank you for your cooperation.
